I keep coming back to the idea that Singapore's solution is the best so far seen at combatting the real problems of real estate. Get rid of crime through a police state, get rid of the ability to buy up a lot of homes by restricting the real estate market, force people to lived in mixed areas to prevent ghettoization and limit systemic racism, and have excellent mass transit.
The problem in America is, of course, guns will never be outlawed, a police state will never be allowed to solve crime, and the rich will always flee poor areas creating a cycle of decay wrt crime/mass transport/everything. I don't see any solution within the current logic of the system and as things get bad enough people will literally just become expats or kill themselves.
